Having customized and fun amenities like pizza ovens and putting greens increased the selling price by up to 3.7%. In contrast, homes featuring tile countertops and laminate were more common in those selling for less than expected.

According to the study, homeowners who incorporate personalized features may experience a longer waiting period to find the ideal buyer. However, the potential sale premium may be worth the wait.
One specific example mentioned in the study is that houses with “she sheds” could sell for 2.5% higher than their expected value but may also require an additional two days to find a buyer.
Another interesting finding was the willingness of affluent buyers to pay a premium for fun features designed to impress. Post-pandemic buyers now expect their homes to double as a place to work and play, making outdoor entertainment areas and retreat spaces highly desirable. An example would be an outdoor patio built next to a beautiful koi pond.
When it comes to materials, buyers are moving away from traditional finishes like marble and granite, preferring modern terrazzo flooring and surfaces, along with textured soapstone countertops instead.
Quartz countertops were the only surfaces that came close to competing with these newly popular options. As a result, listings that included quartz countertops commanded a sale premium of 2.4% and sold one day faster than anticipated.
